How Housebook Works

The general path: a client leaves a request, gets matching listings and a live expert, and an agent and a local partner carry the deal from there.

What is Housebook?

Housebook is a platform that gathers new-build properties from different countries into one catalogue and lets a buyer compare them directly. Every listing shows a price in the developer's own currency with an update date, a step by step payment plan, and an honest line about when the data was checked. The platform earns money only from a closed deal: it takes nothing from the buyer, the agent, or the local partner.

How do I submit a request, and what happens next?

On the site you can type a request in your own words, for example "an apartment by the sea up to 100 thousand dollars", with no questionnaire and no registration, and get up to six matching listings. After that comes a short request form: name, phone, what interests you, budget, a preferred way to be contacted. A personal expert contacts you within 15 minutes: if the request is not picked up within 15 working minutes a reminder goes to the consultant, and if it is still not picked up after 30 minutes it moves to another specialist.

Can I write in a messenger instead of filling out the form?

Yes. In Telegram, Charlie, the platform's AI concierge, answers: it introduces itself right away and honestly says it is a bot if asked directly. As soon as a phone number appears in the conversation, the request enters the same system as requests from the website, and a live person takes over.

Who is who on the platform?

The client chooses and buys property. The agent brings the client: their own contact, their own recommendation. The local partner closes the deal in their own country: viewings, the contract, registration. The developer builds and sells, gives the platform a live price feed, and confirms reservations. The platform runs the catalogue, routes requests, and calculates the money.

Can I look at properties in several countries at once?

Yes. One client request can lead into several countries at once: each country gets its own deal card, up to three at a time, and each one lives its own life. For example, while a client is looking at a listing in the UAE, they can also reserve an apartment in Georgia at the same time, and the two never get mixed up on a developer's screen.

For Agents

An agent brings the client: their own contact, their own recommendation. Below is how registration, handoff, and commission work.

How do I become a Housebook agent?

Registration is free and open: you sign in through a direct link, with no entry fee and no charge for the dashboard or training. The agent role has no admission committee, because an agent risks nothing and pays nothing, and the quality of their work shows in deals, not in a questionnaire.

What does the platform give an agent?

A personal link and property selections you send to the client in one click. You see what the client opened and reacted to, not just that the email went out. The local partner in the country runs the deal while you stay informed at every step. Your share is fixed on the record at handover and is not revised afterwards.

How do I hand off a client, and when is my share fixed?

The handoff form asks for name, phone, country, purpose of the purchase, budget, the client's languages, and a comment, together with confirmation that the client consented to passing on their contact. The client is scored on a scale from 0 to 100 at the moment of handoff, and that score decides your share in the deal for good: it is never recalculated afterwards. A client who follows your personal link stays locked to you for 180 days.

How much do I earn on a deal?

An agent's share depends on how ready the client was at handoff: 40% at a score of 70 or above (a "hot" client), 35% at a score of 40 to 69, 30% below 40. The money goes through three states: accrued (a 90-day return window applies in case the deal falls apart), available for payout, paid out.

How does an agent's network work?

Every agent has a separate link for colleagues (an 8-character code): agents who register through it become your network. Their deals owe a network share, 20% of the inviting link's own share, spread across the levels as 70% to the first level, 20% to the second, 5% to the third, 3% to the fourth, 2% to the fifth. Paying for the mere fact of an invitation is forbidden: money in the network only ever comes from real deals.

For Local Partners

A local partner closes the deal in their own country: viewings, the contract, registration. Below is admission, deal stages, and commission.

What does the platform give a local partner?

A flow of enquiries in your country: the platform brings the clients, you run no marketing of your own. A catalogue of vetted new-build projects across 11+ countries, priced in the supplier currency. A deal card that shows the stage, the deadline for the next step and who is waiting for whom. Commission on a published plan: the rate is known before the deal, not after it.

How does a local partner get admitted?

Four conditions must be open at the same time, and the system re-checks each one on every request. Two administrators review the application independently of each other. Identity is checked by a specialized verification service, the company by a live platform employee. The license and admission documents are uploaded with expiry dates: 20 days before expiry a document moves into "expiring" status, and once it expires admission closes automatically. The platform's academy issues a certificate for completed training with its own expiry date.

How are deal stages organized?

The "Deals" section shows clients as a board of six funnels, one per stage: request, country selection, project, viewing, contract, payment. The order of the columns reflects the real work, not internal CRM settings.

When can a client's deposit be recorded?

A deposit can be recorded starting from primary contact: it cannot be logged from "New lead". First accept the assignment and log the result of the call, the card moves into primary contact, and the deposit button becomes available. A contract can only be recorded after the deposit. Clicking "deposit received" is not proof by itself: a package of supporting evidence is attached to the milestone.

How much time do I have to respond to a new request?

60 minutes during your country's working hours. At night the timer honestly pauses and keeps ticking again in the morning, rather than expiring.

How much do I earn on a deal?

A local partner's share is 40% to 50% of the commission, on the same score table as the agent's, only mirrored: the colder the client was at the start, the bigger the share of whoever carried them to the close. For example, at a client score of 82 the partner gets 40%, and at a score of 28, 50%. The money goes through the same three states: accrued, available, paid out.

For Developers

A developer gives the platform a live price feed and confirms reservations. Below is what it costs and what you see in the dashboard.

What does the platform give a developer?

Project cards in the platform catalogue with prices, building statuses and documents. Enquiries with a client registration that shows who brought the buyer. The status of your clearance documents, in the same form the moderator sees.

How much does it cost to list a project in the catalogue?

Nothing. Listing a card in the catalogue is free; the only payment is a commission on an actually closed deal, the same one a developer pays any agency. The platform does not sell placement in the results and gives no developer an advantage over a neighbor.

How does a unit reservation work?

When a local partner requests a reservation, the developer gets a card with a live countdown in the project's own time zone, not the platform's. A second agent trying to reserve the same unit gets a refusal and three alternatives: a race to "who put down the deposit first" is impossible inside the platform.

What can I see in the developer dashboard?

Today's action queue, projects and their readiness, reservations and deals, client registrations submitted by agents, a comparison of your own prices against the city market, money (expected and received commission, two different figures that never get added together), demand for your listings, and the sales funnel.

What safeguards protect the prices in the catalogue?

A price change larger than 20% is not published quietly: it goes to a human for review, and the old price stays on the storefront in the meantime. A change larger than 30% is blocked outright. A sharp change in the number of available units, and price-list rows the system is not confident belong to a given card, also go to manual review, and an unclear lot status is never published as "available".
