Local partner

Housebook local partner

You get ready buyers for property in your country: Housebook gathers demand from around the world, uses AI to screen those who are truly ready to buy, and hands them to you - while you run the deal in your own language. The catalogue and documents are already gathered, and your share is fixed by a compensation plan before the deal, not after it.

We are collecting waiting list applications right now. An application does not create an account and does not open access to client enquiries: we contact you when we open the intake in your country.

Who this is for

A local partner closes the deal. This is work for someone who already knows how to talk to a buyer and take them to signing, not for someone looking for a first contact.

  • You work in real estate in your own country and know the local new-build market from the inside.
  • You can take a buyer from the first conversation to signing and are not scared of a long cycle.
  • You are ready to answer an enquiry within an agreed deadline rather than whenever you get to it.
  • You need a flow of buyers and a ready catalogue, not another website and another ad account.
  • You are ready to pass identity and document checks: without them client enquiries are not released.

What the platform gives

The buyer comes to you

The platform distributes enquiries by your country, language and current load, not a person by personal sympathy. Every assignment carries a recorded reason and that record is immutable: an argument about why an enquiry went to a colleague is settled by the record, not by a conversation.

The catalogue and the prices are already gathered

Developer projects from several countries sit in one catalogue with buildings, statuses and documents. Prices are shown in the supplier currency, with no internal conversion rate, so the figure on the card matches the figure on the developer price list.

A deal card instead of a messenger thread

The card shows the stage, the deadline for the next step and who is waiting for whom. The deadline is counted in your own time zone, not in somebody else's working day.

The platform registers the client with the developer

The registration number, the letter to the developer and the deadline reminders are handled by the system. You are asked for no more than two manual actions, the rest happens without you.

Clearance with an expiry date, not an open-ended promise

Your permission to work is a document with an end date. You see in advance what expires and when, instead of finding out on the day the enquiries stop arriving.

Your name does not reach the developer

The developer sees an anonymous identifier, the country and the response deadline commitment. No name, no contacts and no figure of your commission.

How it works, step by step

The path is longer than pressing a button, and that is deliberate: a live buyer enquiry is expensive, so it is released only to people the platform has checked.

  1. 1

    Waiting list application

You leave your contacts and a short note about your experience. No account is created and the application grants no access to client enquiries.

  2. 2

    Review

Clearance is decided by two different members of staff, not one. A rejection comes with a stated reason rather than with silence.

  3. 3

    Identity and document checks

The person is checked, and if you work as a company, the company too. Until the check is complete no client enquiries are released: that is a rule in the code, not an agreement.

  4. 4

    Clearance and training

You receive a clearance document with an expiry date and complete the platform training. The enquiry flow does not switch on before the training is done.

  5. 5

    Working on enquiries

Enquiries arrive for your country. Each has a first-response deadline; missing it costs you a place in the queue for the next enquiry, not your account.

  6. 6

    The deal and the commission

You take the buyer to signing and the platform registers the client with the developer. Commission is accrued once the developer payment has reached the platform and has been confirmed.

Money and terms, honestly

There is not a single commission figure on this page, and that is a platform rule rather than an evasion: the rate for your country is shown to you personally in your cabinet after clearance, not to everyone on a public page.

  • Your share is fixed by the compensation plan of your country. The plan is versioned and ratified, so the rate is known before the deal instead of being decided after it.
  • Exactly one event creates the right to commission: a confirmed arrival of the developer payment at the platform. Neither the client signature nor the payment to the developer creates an accrual on its own.
  • What is shared is not the deal amount but the distributable base after approved deductions. That way one deal does not turn into different numbers for different participants.
  • Between the accrual and the payout there is a window in which the deal can still be reversed. The length of that window is set by the policy of your country, not by a global constant.
  • If a deal is cancelled after accrual, records are not erased: a separate reversal line appears and it is settled from future accruals. Clean deals are left untouched.
  • Before payout the recipient and the bank details are checked. If your clearance document has expired by then, the accrual is not lost, it waits until you renew it.

What the platform does not promise: a specific number of enquiries per month, instant clearance, or a court case against a developer. There is an internal review of a disputed situation and a support level with a response time; there is no promise that the dispute will be won.

Questions and answers

What happens after I send the application?

It goes onto the waiting list and a person reads it. We contact you by phone or email when we open the intake in your country. No account is created on submission.

Who decides which client enquiries I get?

The platform does. It filters candidates by clearance, country, language, current load and absence of a conflict of interest, then ranks them. The reason for each assignment is recorded and is never rewritten afterwards.

What happens if I miss the deadline?

You lose your place in the queue for the next enquiry. There is no permanent ban for a missed deadline, and the decision can be appealed to a person.

When do I actually see the money?

After the developer has paid the platform and the payment is confirmed, after the reversal window and after the recipient check that precedes a payout. Before that an accrual does not become a payment.

Do I need a licence?

Requirements differ from country to country and we check them during clearance. Tell us in the application whether you hold a licence or a permit: it speeds up the review rather than closing the door.

Can I work in several countries at once?

Clearance is granted per country. In some countries a single local partner per country applies; that is the policy of that country rather than a general platform rule.

What does it cost to take part?

The waiting list application and its review cost nothing. The working terms are fixed by a contract for your country before you receive your first client enquiry.
