The sample column shows how many projects the median is based on. A median drawn from two projects and one drawn from four hundred are claims of very different strength, so the column sits next to the figure instead of hiding in a footnote. A dash means the number does not exist, not that it is zero.
How to read these numbers
Three things without which comparing countries turns into an argument about figures.
Median, not average
An average price is easily dragged away by a single expensive project. We take the median of listed prices across active projects: it shows the middle of the market rather than its tail.
Strength of the sample
Next to every median stands the number of projects it was calculated from. The smaller the sample, the more carefully the figure should be read, so we show it instead of hiding it.
A dated exchange rate
All prices are converted to dollars at a rate taken at a specific moment, and that moment is stated. A week later the figures will move with the rate, and the stamp will move with them.
The comparison currently covers 11 countries and 1,210 active projects; the median per square metre is calculated for 11 countries from a sample of 1,209 projects. Rate as of August 30, 2026.

Six axes along which markets differ most. The first three are calculated from the catalogue aggregate and move with it; the other three lead to places where the question is answered with a cited source.
Starting budget
The sum at which a conversation in a country begins at all. The threshold comes from the most affordable active project in the catalogue, not from an advertised headline price.
The order and the figures come from the nightly catalogue aggregate. Entry price is the most affordable active project in the country, the median per square metre is converted to dollars at a dated rate.
Market depth
How many active projects we hold in the country right now. Depth decides whether there is anything to choose from within your budget and anything to compare a price against.
The order and the figures come from the nightly catalogue aggregate. Entry price is the most affordable active project in the country, the median per square metre is converted to dollars at a dated rate.
Price per square metre
A median per square metre shows the level of a market more honestly than the price of a unit: units of different size cannot be compared. Countries with a sample below five projects stay out of this axis.

Ownership rights
Where a foreigner gets freehold, where only a long lease is available, and where a quota applies. This is a legal question, so the axis lists countries whose guide answers it with a cited source.
AzerbaijanFreehold ownership of buildings and units
ChileFull freehold ownership, no citizenship requirement
GeorgiaFull ownership without residency or company
The axis lists countries whose guide answers this question with a primary source. The order is alphabetical and is not a ranking: a legal question does not reduce to a number.
Visas and residency
Buying almost nowhere grants residency by itself. The country guide sets out which visas exist, what investment threshold they require and what they give in return.

Taxes
Transfer tax, annual ownership tax and tax on sale add up to a difference larger than the yield gap. The figures come from the country guide, not from general statements.

Start with the task rather than the country. If the entry price matters, compare that column in the table above. If choice matters, look at the number of active projects. If law and taxes matter, open the country guide first: those questions are answered there with a cited source, and only then does comparing prices make sense.
Where do the numbers in this section come from?
Every market figure comes from one place: the nightly aggregate of our catalogue across active projects. Legal, visa and tax facts live in the country guide, and each carries a footnote number with a publisher and a year. The two layers never mix: a price never comes from written text, and a legal fact is never inferred from a price.
Why do some countries have no median per square metre?
The median is calculated only where projects state their floor area. If a country has few such projects, we show a dash instead of borrowing an average from its neighbours. A dash is more honest than an invented figure.
Can a purchase be completed remotely?
In most countries the deal runs on a power of attorney: the property is viewed over video, reserved with a deposit and contracted remotely. Document and money transfer requirements differ by country, and each country guide sets them out.
Does buying property grant residency?
By itself, almost nowhere. Some countries run separate visa programmes with an investment threshold, in others a purchase has nothing to do with a visa. Check the visa block in the country guide: the conditions and the term are named there.
What yield should I put into the calculation?
We do not fill in a rental rate on your behalf. The yield ranges published by market researchers appear in the country guide with a cited source, and our own calculated model exists only where we built it. In the calculator you set the rate yourself, and the result honestly stays silent until you do.
