Rental demand remained solid, supporting gross yields of about 8.6% and average rents of $9.5 per square metre per month, while transaction volume grew modestly to 40,350 apartments, of which foreign buyers accounted for roughly 6‑7% of deals. The combination of strong domestic demand, ongoing infrastructure projects and a liberal legal framework keeps Tbilisi attractive to foreign investors.
