Chile is one of the most open jurisdictions for foreign buyers in Latin America: Law 20.848 closes the gap in rights between a foreign investor and a Chilean citizen. The restrictions are narrow and geographic, not a limit on ownership itself.

- Border and coastal zones
- closed without a special permit: 10 km along the border with Argentina, Bolivia and Peru, 5 km of coastal fiscal landIn the border strip a purchase by a citizen of one of the three neighbouring countries needs the president personal authorisation; the coastal fiscal land needs a separate permit regardless of the buyer nationality.Source: NSS.cl
- Chilean tax ID (RUT)
- mandatory before signing the deedA passport alone is not enough: notaries are required to ask a foreign buyer for a RUT, and getting one is worth planning ahead of the closing date, not on the day itself.Source: TheLatinvestor, Varela Abogados
